‍ABOUT BRETT PERKINS‍

Brett Perkins is a real estate developer and the Founder and Managing Partner of Perk Development, a real estate development and advisory firm focused on hospitality, residential, mixed-use, and destination development across the Western United States.

His experience spans the full development lifecycle, including site evaluation, feasibility, entitlements, development strategy, design management, preconstruction, construction oversight, business development, and long-term asset planning.

Perkins founded Perk Development in 2019 with a focus on identifying and executing complex real estate opportunities, particularly in coastal, mountain, and destination markets where development requires strong understanding of infrastructure, entitlement risk, community priorities, design, construction, and long-term operations.

He is also the founder and Managing Partner of Boomtown Ventures, a privately held real estate investment and development platform focused on creating long-term value through the acquisition, capitalization, development, and ownership of distinctive real estate assets. And lastly, he is the founder and Chief Executive Officer of Gravel Point Foundation, Inc. a 501(c)(3) non-profit corporation that is focused on community development projects in the Greater Bandon area.

Prior to founding Perk Development, Perkins built his career in project development and business development, including serving as Director of Project Development at C.W. Driver Companies, a premiere builder in Southern California since 1919. Earlier in his career, he spent time in the Global Real Estate Division of ExxonMobil as an analyst; and with a small investment advisory firm in Pasadena, Floe Financial Partners. ‍

Bandon, Oregon | Mixed-Use Resort

Role: Developer / Development Manager

Gravel Point Resort is a planned luxury coastal resort and residential community in Bandon, Oregon, envisioned as a destination rooted in the rugged character and natural beauty of the Southern Oregon Coast.

The master-planned development brings together a boutique luxury hotel, branded residences and suites, destination dining, wellness and spa amenities, thoughtfully curated retail, and outdoor recreation within a cohesive coastal setting.  The resort is designed around the landscape, incorporating trails, open space, native vegetation, and architecture inspired by the materials, weather, and character of the Oregon Coast.

Beyond hospitality, Gravel Point is envisioned as a lasting part of the Bandon community.  The broader development incorporates residential neighborhoods, neighborhood-serving commercial uses, workforce housing, community-oriented amenities while emphasizing responsible land planning and long-term stewardship.

Developed with an emphasis on authenticity rather than scale, Gravel Point seeks to establish a new kind of Oregon Coast destination -- one that combines elevated hospitality and residential experiences with a strong sense of place, community, and connection to the landscape.

‍The Hive
Bandon, Oregon | Workforce Housing

Role: Developer / Development Manager

The Hive is a planned workforce housing community adjacent to Gravel Point Resort in Bandon, Oregon, envisioned to provide up to fifty throughfully designed homes for the local workforce.

This project will be continued to be delivered by the Gravel Point Foundation, as a condition of approval from the City of Bandon. The Hive is intended to address of of the Southern Oregon Coast's most significant challenges: access to attainable, qualifty housing for the people who live and work in the community.

The project is envisioned as a compact, connected neighborhood that prioritizes livability, thoughtful design, shared spaces, and a strong sense of community.  While located adjacent to Gravel Point Resort, The Hive is intended to support the broader Bandon workforce and contribute to the long-term economic sustainability of the community.

The Hive reflects a large commitment to ensuring that investment in Bandon is accompanied by investment in the people who make the community work.

‍Pony Creek Point
North Bend, Oregon | Mixed-Use Waterfront

Role: Developer / Development Manager / Feasibility

Pony Creek Point is an envisioned mixed-use waterfront development adjacent to Pony Village Mall in North Bend, Oregon.  Planned to be a new residential, hospitality, and commercial destination, the project is currently programmed to include approximately 330 multifamily residences, up to 18,000 square feet of retail, and a 108-key boutique hotel overlooking the bay.

The development is intended to capitalize on a unique infill location that combines waterfront access with proximity to established shopping, services, employment, and the broader Coos Bay-North Bend community.

Perk Development's involvement began with comprehensive due diligence and feasibility, evaluating the site from a development, entitlement, infrastructure, market, and financial perspective.  The team is currently navigating pre-closing diligence, working to identify and solve critical development considerations before acquisition.

Pony Creek Point represents the type of opportunity Perk Development seeks to uncover: an underutilized property with the potential to become a significant mixed-use destination through thoughtful planning, disciplined underwriting, and early identification of development risk.

‍Bandon Aquatics & Recreation Center
Bandon, Oregon | Institutional / Recreational

Role: Developer / Development Manager

Bandon Aquatics and Recreation Center is a planned community recreation facility located adjacent to The Hive workforce housing community on the Community Benefit Parcel at Gravel Point in Bandon, Oregon.

Envisioned as a year-round gather place for residents and families, the center is intended to expand access to aquatics, recreation, fitness, youth programming, SAR & USCG training, and community activities in Bandon and the surrounding Southern Oregon Coast communities.

This project will be led by the Gravel Point Foundation, and will relfect a broader commitment to pairing new development with meaningful community investment.  Its location alongside Bandon City Park and The Hive creates an opportunity to establish a connected community campus where housing, recreation, wellness, and public benefit come together in one walkable setting. Its close proximity to Bandon High School also make it a valuable asset to the city for OSAA swim meets.

Planning for the facility will focus on creating a financially sustainable, adaptable center capable of serving a wide range of ages and needs -- from swim instruction and youth recreation to fitness, wellness, senior programming, and community events.

‍The Hideway
Bandon, Oregon | Townhomes

Role: Developer / Development Manager

The Hideaway is an intimate collection of 17 townhomes adjacent to Gravel Point Resort in Bandon, Oregon.  Tucked behind The Shops at Gravel Point, the neighborhood is envisioned as a quiet residential enclave offering privacy whileremaining connected to the dining, shopping, recreation, and amentities of the broader Gravel Point community.

Designed to reflect the relaxed character of the Southern Oregon Coast, The Hideaway will pair contemporary coastal architecture with thoughtful landscaping, pedestrian connections, and a strong sense of place.  Its location provides residents with the convenience of a walkable mixed-use setting while maintaining a more secluded residential experience away from the activity of the resort core.

With just 17 residences, The Hideaway is intentionally small in scalle -- creating a distinctive neighborhood that feels connected when you want it, tucked away when you don't.
